Title to the land remains in the name of the Federal Government which in turn has leased it to Desert Cove Estates until 2068. This is similar to many communities throughout Canada that are located on Federal land. Buyers at Desert Cove Estates purchase their homes located on lots which are sub-leased from Desert Cove and then registered in Ottawa.
Monthly costs related to the sub-leases for new homes are $470.00 per month which includes fees covering water, RV parking, road maintenance, garbage removal, maintenance to green spaces, landscaping, maintenance of recreation centre, trails and street lights etc. Residents in our adult community can also arrange for individual lot landscaping and other conveniences and lifestyle services that are part of their neighborhood.
Homeowners are assured that taxes will be:
1) Less than in the City of Vernon,
2) Set based on assessments conducted by the BC Assessment Authority, and
3) Eligible for homeowners grants and rural grants.
There is no GST charged to purchasers of homes at Desert Cove.
